Senior Living investment Brokerage sold two Skilled Nursing Facilities in Texas recently. One property has 66 beds on 1.46 acres while the other is 80 beds on 4.29 acres. Both were built in 1968 and the overall census at the time of the sale was 49%. The Seller was a Texas based owner/operator. The Buyer is also a Texas based owner/operator that will utilize a publicly traded REIT for one the properties. The operations have been breakeven since 2014. Sale of CCRC

Matthew Alley and Ryan Saul recently sold a 137 Bed/Unit Continuing Care Retirement Community (CCRC) in Indiana. The asset, built in 2002, consists of 52 Independent Living Units, 41 Assisted Living Units, 14 Memory Care Units and 30 Skilled Nursing Beds. It is 3 stories, approximately 138,920 square feet on 37.85 acres. Located 25 miles southwest of Fort Wayne, the census at sale was 83% and was marginally profitable. The sale was a Chapter 11 planned bankruptcy sale. Senior Living Investment Brokerage procured multiple offers and closed the transaction within 90 days of commencing marketing. Bradley Clousing Sells Skilled Nursing Facility in Florida

Brad Clousing has sold a 120 Bed Skilled Nursing Facility in Jacksonville, FL for a local non-profit organization. This was the only skilled nursing asset owned and operated by the Archdiocese of St. Augustine. The facility, built 1992 and in good condition, was at 87% census with only 6% Medicare census. The Buyer is a Florida based owner/operator and this is their 10th location in Florida. The purchase price was $11,000,000. When is the best time to list a seniors housing or nursing home community?

I’m often asked when is the best time of year to list a seniors housing or nursing home asset?  We are all used to residential real estate agents telling us to list in the Spring while the weather is starting to change (at least for us Northerners).

Does it matter for seniors housing communities?

Yes and no.  While there is not the seasonality in the seniors housing market as there is in the residential market, there are good and less optimal times for getting buyers’ (even institutional buyers’) attention.

I would argue that we are entering into one of those sweet spots as we get into the middle of September.  Typically, Senior Living Investment Brokerage, Inc. has its highest volume of listings in September and early October.

Why is that?

During the Labor Day / beginning of October time frame, Buyers have made it through the Summer and are looking to deploy capital before the end of the year.  They are hoping to make one last push to meet their aggressive beginning of the year expansion goals.

With a typical 3-4 month closing period, now is as good of a time as any to consider listing your property with Senior Living Investment Brokerage, Inc.  We can help you procure the right Buyer, who can close the transaction prior to year-end.  Many Buyers are looking to “get money out the door” by December 31st and this may give you an advantage in coercing those groups into making a more aggressive bid than they would in the middle of the year.
